How to set a condition to start workflow when items are modified and a date is not null? As I've worked-around, there was no way to set the date is/isn't null. Please share me your idea or any comment will be highly appreciated.

Yeah. Your answer is correct and it worked well as I've done it before. Sorry for this late reply. Because the condition of "start when items are modified" does not like the condition in a workflow.
In the workflow, we can't leave it as empty like that instead of using a "blank" variable to set it.
